Montgomery County, VA Fence Regulations: Height Limits (2026)

Sec 10-41(8), Permitted structures in required yards, sets the height caps property owners rely on. In any yard, including the front yard, structures listed in that subsection are allowed provided applicable sight-distance and fire-safety requirements are met, and fences fall under a specific cap there: no fence in a front yard of a residential district may exceed four feet in height. For any yard in a residential district other than the front yard, meaning side and rear yards, the ordinance sets a higher cap: fences shall not exceed eight feet in height in residential areas.

Both limits apply regardless of fence material and are measured as the structure's height rather than any setback distance; the ordinance's separate visibility-at-intersections standard in Sec 10-41(10) additionally limits fences, walls, hedges, and other obstructions to three feet within the sight triangle at street intersections. Planning and GIS Services, through the Zoning Administrator, reviews fence height as part of any zoning permit review; this cap applies only outside Blacksburg and Christiansburg, which set their own fence standards under their town codes.
