Volusia County, FL Fence Regulations: Height Limits (2026)

Section 72-282 of the county's land planning code sets the yard-by-yard height ceiling for every residential fence, wall or hedge in unincorporated Volusia. In side and rear yards the limit is six feet; on an atypical lot, any fence rearward of the back of the house drops to three feet unless it has 25 percent or greater opacity and is built only to meet Florida Building Code safety rails. Front yards are capped at four feet, and on corner lots that front-yard fence is also subject to the vision-obstruction rule in section 72-277(a)(8), which bars any fence, wall or hedge from blocking a motorist's sightline at an intersection under Article III, Division 4 of the Land Development Code.

Retaining walls and any fence mounted on top of one are held to the same height ceilings, measured from existing grade on both sides of the wall. Nonresidential fences may run up to eight feet around a project perimeter if they don't obstruct traffic visibility, and residential subdivision entry walls may reach six feet with traffic-engineer sign-off. Height is measured from natural grade with a two-inch ground-clearance allowance. Homeowners on corner lots, through lots or unopened platted rights-of-way who want to exceed the front-yard limit can apply for an administrative variance under section 72-379(5)e, capped at a two-foot increase to a six-foot maximum, provided the second front yard functions as a side or rear yard with no driveway access.
