Spotsylvania County, VA Fence Regulations: Height Limits (2026)

Sec. 2(3)(b) sets the height standard for fences and walls in the residential districts (R-1, R-2, R-3, R-8, R-12, RR): a maximum of ten feet in any side or rear yard and four feet in any front yard, except within the sight triangle at a corner lot. Agriculture and rural districts (A-2, A-3, R-A, Ru) get the same ten-foot rear/side and four-foot front allowance, plus an eight-foot front-yard allowance specifically for agricultural uses such as containing livestock. Commercial districts (C-1, RC), office districts (O-1, O-2), and the C-2/C-3 commercial and I-1/I-2 industrial districts each carry their own ten-foot maximum, with industrial and C-2/C-3 lots allowed ten feet in any yard rather than just the side and rear.

Planned development districts (PDH, PDC) follow whichever residential or commercial standard matches the type of area within the development. Sec. 5 layers an additional restriction on top of the district height table: on every corner lot, nothing taller than a one-foot-diameter post, column or tree trunk may sit inside the sight triangle between three and a half feet and ten feet above grade, and that triangle extends thirty feet from the property lines at a ninety-degree corner, growing by a foot for every ten degrees the corner is sharper than ninety.

A fence built to the district's normal ten-foot or four-foot maximum still has to yield to that lower sight-triangle restriction if it falls within the triangle.
