All dwellings in unincorporated Sacramento County must have working smoke alarms in each bedroom, outside sleeping areas, and on every level, plus CO alarms, per California Health and Safety Code 13113.7 and 13260.
California law requires smoke alarms inside every bedroom, outside each sleeping area, and on every floor including basements. Alarms installed since 2015 must be 10-year sealed lithium battery or hardwired with battery backup per HSC 13114. Carbon monoxide alarms are required in every home with a fuel-burning appliance or attached garage under HSC 13260. Sellers must certify compliance at point of sale using the Transfer Disclosure Statement. Landlords are responsible for installation and testing at turnover; tenants maintain batteries during tenancy. Metro Fire District offers free smoke alarm installation for eligible residents.
Landlord noncompliance can result in habitability complaints and fines. Real estate transactions may be delayed until compliance is certified.
