St. George, UT Fire Regulations: Smoke Detectors (2026)

Under the city's Rental Fit Premises chapter, a property owner must "provide smoke detectors and fire extinguishers as required by code" as a condition of renting a dwelling unit. A companion repair schedule classifies an inoperable or missing smoke detector as a 24-hour fix once the owner receives written notice, the same turnaround required for broken water pipes or a cut-off gas line. If the tenant is current on rent and the owner misses that window, the tenant can have the detector repaired and deduct the cost from rent under the chapter's repair-and-deduct procedure.
