040(A)(7) sets the smoke alarm standard for short-term rentals: alarms in good working order at a minimum in each bedroom, in each room where a bed is located, and at least one alarm on every level of the unit, including basements and habitable attics. 5 applies the same language to hosted rentals. 040(A)(9) separately requires a portable fire extinguisher, no larger than 40 pounds and rated 3-A:40-B:C, mounted near the kitchen on every level, inspected annually by a certified professional. 040(A)(12), and more often on request, to confirm smoke alarms and the rest of the life-safety package are in place; an operator has thirty days to schedule the inspection once asked. 060(B)(8) to deny, suspend, or revoke the transient occupancy registration certificate.
