Douglas County's Community Wildfire Protection Plan (CWPP) and Wildfire Mitigation program identify the County's WUI - the areas where development meets wildland vegetation, concentrated in the western foothills, Roxborough, Perry Park/Larkspur and rural forested parcels. Being in the WUI matters two ways: (1) cost-share projects must be "within Douglas County's WUI, owned by the applicant, and contain a wildfire hazard as determined by Douglas County wildfire mitigation staff"; and (2) new and remodeled structures in higher-hazard areas must meet the County's adopted wildfire/ignition-resistant building standards. Most Highlands Ranch and eastern-prairie properties sit outside the highest-hazard WUI. Check your parcel's wildfire hazard rating with the Building Division before building.
Building in a WUI hazard area without meeting ignition-resistant standards can delay permits and require corrections; no fine for simply owning WUI land.
