Section 1500-12-030 of the Sutter County Zoning Code directs that signage for home occupations is subject to Article 21 (Signs), Chapter 1500-21. Under Section 1500-21-070, Table 1500-21-2, residential districts allow one non-illuminated, wall-mounted sign with a maximum area of 4 square feet, and the sign may not extend above the eaves of the building to which it is affixed. Illuminated signs are not permitted in residential districts. By contrast, Table 1500-21-1 (agricultural, recreation, and public districts) allows one non-illuminated wall-mounted sign or one non-illuminated monument sign up to 6 square feet, with monument signs limited to 4 feet in height — so a home occupation located on an agriculturally zoned parcel may have a slightly larger sign than one in a residential subdivision. In all cases, signs must be non-illuminated. Because these are the only on-site advertising allowances for a residence-based business, more prominent commercial signage, freestanding pole signs, and illuminated displays are not available to home occupations in residential zones.
Erecting a sign larger than allowed, an illuminated sign, or an unpermitted sign type in a residential district violates Article 21 and can result in a code-enforcement order to remove or modify the sign by the Development Services Department.
