Home occupations are permitted in Franklin County residential zones as accessory uses under Columbus Zoning 3332.21 and similar suburban codes. Operations must be secondary to residential use, conducted indoors, and have no external evidence of business activity. No outside employees and limited client visits are standard rules.
Columbus Zoning Code 3332.21 allows home occupations in all residential districts subject to conditions: the business must be operated only by residents of the dwelling, occupy no more than 25 percent of floor area, generate no external evidence (no storage of materials outside, no noise, odor, or vibration), have no non-resident employees, and produce no more than occasional client traffic. Certain business types are prohibited including auto repair, barber/beauty shops in most zones, and any activity requiring a commercial building permit. Suburban municipalities Dublin, Westerville, Hilliard, and Upper Arlington have similar home-occupation ordinances. Townships regulate through their zoning resolutions; most allow home offices freely and restrict commercial-traffic businesses. Any business requiring a state license (daycare, food preparation, massage therapy) must hold that license separately from the zoning approval.
Zoning violations begin with a notice and 30-day cure period. Continued operation can result in fines up to 500 dollars per day and civil injunctions to cease business activity at the residence.
