Nashville requires a Home Occupation Permit for any business operating in a residential zone. Businesses may occupy no more than 500 sq ft or 20% of the home. Only one non-resident employee is permitted.
Under Metro Code Title 17 (Zoning), businesses may not operate in residential zones without a Home Occupation Permit. Regulations adopted July 7, 2020 and extended indefinitely in 2022 allow limited business use. Requirements: business area cannot exceed 20% of the premises or 500 sq ft; property must be the operator's primary residence; only one non-resident employee allowed on-premises; no HOA agreement violations; property owner must be aware and not object if operator is a tenant.
