Spokane allows home occupations in all residential zones under SMC 17C.315. Must be secondary to residential use, no more than 25% of dwelling floor area, no more than one non-resident employee on site.
Spokane Municipal Code Section 17C.315 (Home Occupations) permits business activities in residential dwellings subject to standards designed to preserve neighborhood character. The home occupation must be clearly incidental to the residential use, occupy no more than 25% of the total floor area of the dwelling, and be conducted entirely within the dwelling or an approved accessory structure. No more than one person who is not a resident of the dwelling may be employed on-site. Outdoor storage of materials or equipment is prohibited. Vehicular traffic, deliveries, and noise must not exceed typical residential levels. Certain uses are prohibited regardless: vehicle repair, animal boarding, medical clinics, commercial food service. A Spokane business license is required from all home businesses, along with any applicable professional licensing. WA State B&O tax applies.
Operating without home occupation compliance: code enforcement, cease-and-desist, fines up to $500. Repeat violations trigger daily fines and business license revocation.
