Sonoma County Zoning Code Section 26-88-121 allows home occupations in agricultural, residential, and certain commercial zones without a zoning permit (per Ordinance No. 6363, 2021), subject to standards on floor area, employees, and customer visits in the unincorporated County.
Home occupations in unincorporated Sonoma County are governed by Section 26-88-121 of the County Zoning Code (Chapter 26). As amended by Ordinance No. 6363 (effective December 14, 2021), a home occupation no longer requires a separate zoning permit. Home occupations are allowed in agricultural and residential districts (including LIA, LEA, DA, RRD, AR, RR, R1, R2, and R3), Planned Community (PC), and certain commercial zones that permit residential uses. The business must operate in one location only and is limited to up to 25 percent of the dwelling's total floor area, or a garage or portion up to 500 square feet, or a detached accessory structure or portion up to 500 square feet. No person other than residents of the dwelling may be employed in the home occupation. The use cannot change the residential character or outside appearance of the dwelling and must not produce offsite dust, electrical interference, fumes, gas, glare, light, noise, odor, smoke, toxic or hazardous materials, or vibration. Electrical service is limited to 220 volts. Prohibited uses include vehicle repair, food processing or catering, hair salons, adult entertainment, pet care services, and uses requiring building modifications that change the occupancy classification. Parking must comply with Zoning Code Section 26-86-010.
Operating a home occupation that exceeds the floor-area limits, employs non-residents, or generates prohibited offsite impacts violates Zoning Code Section 26-88-121 and is enforced by Permit Sonoma code enforcement. Penalties can include nuisance abatement, citations, and orders to cease the use. The home occupation cannot authorize any activity contrary to the Sonoma County Code.
