WCC 110.306.35(c) states no storage of commercial vehicles is allowed on any residentially zoned parcel unless specifically regulated elsewhere. A commercial vehicle includes any vehicle used for business, having more than two axles, or over 8,000 pounds unladen weight (cement/concrete trucks, dump trucks, semi-tractors, stake beds, etc.). Exceptions in Residential Regulatory Zones: one home-business delivery vehicle up to 8,000 lbs and two axles; a single limousine; a home-business utility trailer up to 24 feet parked off-street; and commercial vehicles used in ongoing construction under a valid building permit. Separately, WCC 70.545 bars parking a vehicle over 8,000 lbs unladen on residence-district streets except while loading/unloading or servicing the area.
Prohibited commercial-vehicle storage is a nuisance/code violation abated by Community Services code enforcement; street violations of WCC 70.545 are misdemeanors under WCC 70.600/125.050.
