Vacaville requires driveways and front-yard parking areas in residential districts to be paved or built of approved all-weather materials and limits impervious paving in front yards. New homes on 50-foot-wide lots may have a paved driveway up to 25 feet wide; lots with under 50 feet of street frontage are generally limited to a 20-foot driveway plus a 5-foot walkway. Driveway and front-yard parking standards in Vacaville are set by VMC Chapter 14.09.060 (Residential Zoning Districts) and Chapter 14.09.230 (Parking and Loading). New residential development with 50 feet or more of lot frontage may contain a minimum 25-foot-wide paved driveway accommodating vehicle and exit landing areas (with specified exceptions). For lots with less than 50 feet of street frontage, front-yard impervious surfaces are limited to a driveway no more than 20 feet wide plus a walkway no more than 5 feet wide, with limited exceptions for brick and pavers installed on a sand bed. Under VMC Chapter 10.20, stopping or parking is prohibited in front of any portion of a curb that has been cut down, lowered, or constructed to provide wheelchair accessibility to the sidewalk.
Paving more than the allowed front-yard area, parking on unimproved surfaces in the front yard, or installing or modifying a curb cut without an encroachment permit are all violations enforced by Code Enforcement and Public Works. Citations are issued by administrative notice with required correction within a specified period; unresolved violations can result in daily fines and lien recovery of City abatement costs.
