Two parts of the Fairfield Municipal Code govern driveways. Section 25.34 (Parking and Loading) in the Zoning Ordinance requires that all required parking stalls, drive aisles, and maneuvering areas be surfaced with asphalt, concrete, or comparable durable, dust-free material. Section 27 (Community Preservation) prohibits storing vehicles, trailers, or campers on private property except on asphalt, concrete, interlocking pavers, brick, flagstone, or similar all-weather material that prevents weed growth. Together these rules mean residents cannot park routinely on lawns, dirt strips, or gravel in the front yard. New driveway construction or modification of the curb cut requires an encroachment permit from Fairfield Public Works to ensure ADA-compliant sidewalk transitions, proper sight distance, and stormwater drainage. Driveway widths and locations must comply with Section 25.34 design standards; a typical single-family lot allows a driveway up to 20 feet wide at the curb. The Fire Department requires that driveways serving structures more than 150 feet from a public street meet emergency access standards (CFC Section 503): minimum 20 feet clear width, 13 feet 6 inches vertical clearance, and surface able to support 75,000 lb apparatus.
Vehicles parked on unimproved surfaces are subject to Code Enforcement citations under Chapter 27, with fines $100-$500. Driveway modification without a Public Works encroachment permit can result in stop-work orders and required removal. Blocked or noncompliant fire access roads can lead to building permit holds and fire-marshal red-tagging.
