Utah County, UT Parking Rules: Driveway Rules (2026)

UCLUO § 4.48, Motor Vehicle Access, requires every zoning lot with frontage on an official county road, city street, state road, or approved private road to reach its dwelling, commercial establishment, or other occupied facility by a driveway meeting several fixed standards. The driving surface must be at least 10 feet wide for the driveway's full length from the road to the dwelling. The grade cannot exceed 12 percent at any point, unless the driveway is long enough to qualify as a fire access road, in which case it must instead meet the adopted fire code's fire access road standards along its full length. A driveway may serve only the approved land use on its parcel, aside from other approved, non-human-occupied uses on an adjacent parcel under the same ownership.

A second driveway on the same lot must meet the same width and grade rules and sit at least 40 feet from the first. A shared driveway serving two abutting lots is possible with approval from the Utah County Public Works Department, or the Utah Department of Transportation for state-road access, but must be at least 20 feet wide with the shared property line running down its center, giving each side a minimum 10 feet of driveway. Gated entries and all driveway access must also comply with the adopted fire code. Critically, UCLUO § 4.48 requires that, before any driveway, gated entry, fire access road, or other motor vehicle access is built, plans must be submitted and an access permit issued by Utah County Public Works or UDOT.
