Spokane allows RV and boat parking on residential property subject to SMC 17C setback rules. Street storage is limited by the 24-hour rule. RVs cannot be occupied as dwellings on residential property outside licensed RV parks.
Under Spokane Municipal Code 17C.110 (residential zoning), recreational vehicles, boats, trailers, and similar equipment may be stored on private residential property behind the front building line or in a side/rear yard, typically set back at least 3 feet from property lines and not within required vision clearance triangles at driveways. On-street RV or boat parking is subject to the general 24-hour rule (SMC 16A.61.424). Living in an RV parked on private residential property is prohibited under SMC 17C as an unauthorized dwelling, except in licensed RV parks or campgrounds. Connection of an RV to city utilities for residential occupancy requires compliance with the building code.
Illegal front-yard RV storage or on-street over 24 hours: $35-$75 citation. Using an RV as an unpermitted dwelling: code enforcement action up to $500/day.
