El Paso County Land Development Code restricts long-term RV and recreational vehicle parking and storage in residential zones of unincorporated areas. RVs may not be used as primary dwellings unless in an approved RV park.
The El Paso County Land Development Code (LDC) addresses the parking and storage of recreational vehicles (RVs, boats, trailers) in residential zones. Generally, RVs may be stored on a residential property if screened from view or stored in a garage/carport. Long-term living in an RV on a residential lot is generally not permitted unless the property is in a designated RV park or campground zone. Some rural agricultural zones may be more permissive. HOAs may have stricter rules. County code enforcement investigates complaints about RVs parked in public rights-of-way for extended periods.
Using RV as primary dwelling in residential zone: code enforcement citation; unlicensed outdoor RV storage may require screening per LDC.
