The County Code Compliance Division investigates complaints about property blight and nuisance conditions in unincorporated areas. Common violations include: overgrown lawns, trees, shrubs, and weeds; accumulated junk, debris, and trash; inoperable or abandoned vehicles visible from public areas; deteriorated fences and structures; and graffiti. Property owners are responsible for maintaining their property in a condition that does not create a nuisance or health hazard. The County issues notices of violation with a compliance deadline. If the owner fails to correct the violation, the County may order forced abatement with costs charged to the property owner (added to the tax bill). Vacant structures have additional requirements for securing and maintaining the property.
Nuisance violations may result in citations, fines, and forced abatement at the owner's expense. Costs are added to the property tax bill. Repeat violations carry escalating penalties.
