Calvert County, MD Rental Property Rules: Repairs & Habitability (2026)

The code applies to residential structures and premises used for human habitation in unincorporated Calvert County, but Section 75-3 exempts owner-occupied single-family housing units and anything the Code Official waives under Section 75-4B. and 60°F the rest of the time from October 1 through May 15, measured three feet above the floor and three feet from exterior walls, with a 60°F floor even in extreme cold. Plumbing rules under Section 75-12 require every housing unit to have its own water closet, lavatory, bathtub or shower and kitchen sink, each supplied with hot and cold running water, and water heaters must deliver water at not less than 110°F.

Section 75-10 requires premises to stay clean, sanitary and free of rubbish, garbage and pest infestation, and exterior walls, roofs and structural members must be kept sound and weathertight. Enforcement runs through the Code Official in the Division of Inspections and Permits, who may inspect after reasonable notice, issue compliance orders, and, when a structure is unfit for occupancy, condemn and placard it under Section 75-6. Property owners bear primary responsibility for code compliance, while tenants are responsible for keeping their own space clean and for extermination in single-unit structures, per Section 75-15.
