Yakima, WA Rental Property Rules: Repairs & Habitability (2026)

The City of Yakima's amended International Property Maintenance Code puts the heat-supply duty squarely on the owner and operator of any rented building. Every owner or operator who rents, leases or lets one or more dwelling or sleeping units, whether by written or implied agreement, must furnish an approved heat source during cold weather periods capable of maintaining a minimum 65°F room temperature in all habitable rooms, bathrooms and toilet rooms. A companion section separately requires dwellings themselves to have heating facilities capable of reaching that same 65°F standard, and bars portable space heaters or the cooking stove as the primary heat source.
