AB 1482 covers most rentals after twelve months of tenancy in buildings older than fifteen years. Landlords cannot terminate without cause once coverage attaches. The four no-fault reasons are tightly defined: owner or close-family member intends to move in within ninety days and stay twelve months; substantial remodel requiring permits and a vacancy of thirty-plus days; compliance with a government order to vacate; or removal from the rental market entirely. Single-family homes may be exempt if the owner provided proper exemption notice in the lease.
Issuing a no-fault notice that omits the required reason, relocation payment, or supporting documentation makes the notice defective and unable to support an unlawful detainer action.
