Landlords in Miami must obtain a Certificate of Use (CU) for their rental property from the Building Department. A local business tax receipt (formerly occupational license) may also be required. Rental properties must comply with the Florida Building Code and the International Property Maintenance Code as adopted. The city conducts inspections in response to complaints and may proactively inspect in target areas. Miami-Dade County has additional rental registration requirements for certain property types.
Operating a rental property without a Certificate of Use may result in fines and inability to pursue evictions. Properties with uncorrected code violations may face escalating fines through the Special Magistrate process.
