Jeffco does not require the host to be present during stays. Instead, Section 46 requires a designated Local Representative located no more than 30 minutes from the STR, available 24 hours a day with access and authority to make decisions.
The Local Representative is the county's contact-of-record for the property. The applicant identifies a representative within a 30-minute radius who is reachable around the clock. Within seven days of license approval, the owner must send the representative's contact information to surrounding property owners following Level 2 Notification requirements, and must display a copy of the license and the representative's contact inside the STR. If the representative changes, the owner must re-notify neighbors and give Planning & Zoning written notice by certified mail within seven days. Renters must also receive the contact information and the Good Neighbor Brochure at booking.
Operating without a valid, reachable Local Representative, or failing the notification duties, is a code violation subject to the graduated fine schedule and possible revocation.
