Under WCC 110.319.15(a), each STR must designate a single Local Responsible Party (LRP) to handle complaints via the county STR Hotline. The LRP must respond 24/7 with a text-enabled cell phone within 30 minutes of being contacted and be physically present at the STR location within one hour of notification if a physical presence is required to resolve the complaint. The owner may act as their own manager, but reduced fees apply when using a property manager licensed by the Nevada Real Estate Division. Failure of the LRP to perform these duties is recorded as a violation, and three confirmed violations lead to suspension of the STR permit.
