Rockdale County, GA Short-Term Rentals: Host Presence Rule (2026)

Sec. 218-13(mmm2)(13)a.9 of the short-term rental standards requires every license application to include the name, address, telephone number, and email address of the short-term rental agent, who must be at least 25 years old and able to be present onsite within one hour of contact. That requirement carries into the operating rules at (13)d.4, which requires each licensee to designate a short-term rental agent with access and authority to manage the unit, and requires that agent to respond to the location of the short-term rental within one hour after notification of the existence of a violation of this chapter or any other provision of this Code or any disturbance requiring immediate remedy or abatement.

The agent's name, email, and 24-hour phone number must be displayed with the posted license under (13)d.5, and any change of agent or contact information must be reported to the Department of Planning and Development in writing within five days under (13)d.4. The one-hour response duty runs around the clock, not just during business hours, and applies whether the call comes from the Sheriff's Office, a deputy, the fire marshal, or a code enforcement officer, giving the county a direct line to someone who can act on a complaint at the property without waiting for the owner to travel from out of town.
