Boone County, KY Short-Term Rentals: Insurance Requirements (2026)

03(B)(8) makes proof of insurance part of the mandatory short-term rental permit application: the applicant must provide, along with the application, a certificate of insurance or other valid proof of general liability insurance in an amount not less than $1,000,000 per occurrence, and that coverage must remain in effect at all times while the property is engaged in the permitted short-term rental activity. 03(B) application package, which also requires owner and local emergency contact information, verification of ownership, a dimensioned floor plan, a self-safety inspection checklist, and a parking site plan.

The applicant must also attest to and remain in compliance with the International Building Code with Kentucky Amendments and the current NFPA 1124 fire code, plus any other applicable state, federal or local law. The insurance requirement, like the rest of Chapter 114, applies only to short-term rentals located in the unincorporated areas of Boone County; it does not reach rental units inside Florence, Union or Walton, which regulate under their own municipal codes.
