Boone County, KY Short-Term Rentals: Repeat Violator Strikes (2026)

Boone County Code § 114.08 sets the enforcement track for every requirement in Chapter 114, the short term rental ordinance that applies only in unincorporated Boone County, outside Florence, Union and Walton. Under § 114.08(C), when a Code Enforcement Officer, Building Inspector, or sworn law enforcement officer finds a first violation, the owner gets a notice and seven days to fix it before a citation issues. The same subsection removes that grace period for a repeat: "In every instance where a violation of the same type occurs more than once in a 365 day period at the same premises, a citation shall be issued immediately by the Boone County Code Enforcement Officer, Building Inspector or any sworn law enforcement officer." Section 114.08(D) then doubles the money: a first violation draws a $200 civil fine, while "any person, persons, corporation or partnership who violate the provisions of this chapter more than once in a 365 day period shall be fined $500 for each subsequent violation within a 365 day period." Each day the property stays out of compliance is a separate offense under § 114.08(C), and the county can place a lien on the property for unpaid fines and costs under § 114.08(E).

A pattern of repeat violations also exposes the owner's underlying permit: § 114.03(E)-(F) lets the County Administrator deny a renewal or revoke an active short term rental permit where the owner has violated "any ordinance of the county" on the premises.
