Unlike some Florida cities that attempted minimum 7-day or 30-day stay requirements, West Palm Beach does not impose night caps on STRs. FL ยง509.032(7)(b) preempts local laws restricting frequency or duration of vacation rental stays unless adopted before June 1, 2011 (grandfather clause). Cities adopting new STR ordinances after 2011 cannot regulate duration. Operators may set their own minimum stays as a business decision. HOAs and condo associations may impose minimum-stay rules independent of city regulation.
