West Palm Beach, FL Parking Rules: Driveway Rules (2026)

Sec. 94-482 governs off-street parking for one- and two-unit residential properties. Subsection (a) allows required parking in the front yard, but limits its footprint: the lesser of 1,000 square feet or 75 percent of the front yard must stay landscaped with living plant material such as grass, groundcover, shrubs, hedges, vines, or trees. Where the front-yard parking, driveway, patio, or walkway is built entirely of permeable pavers, the landscaped share drops to 60 percent instead. Whatever surface is used, it must meet the nondusting-surface standard of Sec.

94-485(e), and the code is explicit that it shall be a violation of the chapter to park on any unpaved areas. Subsection (d) adds setback rules: new or expanded driveways and parking spaces in a front yard or corner side yard must sit back at least five feet from the front or corner-side property line and three feet from a side or rear property line, except where the driveway meets the street apron. Circular driveways get a carve-out in the same subsection: the interior arc can be irregular but needs at least a five-foot radius, and that interior area must be landscaped with living plant material.

Existing driveways that predate the setback rule may be repaired in place, but any full replacement must meet the current setback or move further back, never closer to the property line.
