Shasta County Code Section 17.88.230 limits Vacation Rental occupancy to 3 guests per approved bedroom overnight (10 p.m.-6 a.m.) and 5 guests per approved bedroom during the day (6 a.m.-10 p.m.), excluding children under 16. Rentals in temporary structures (tent, yurt, RV, guest house) are prohibited.
The Vacation Rental Permit and Limitations on Use form, issued by the Shasta County Planning Division under SCC Section 17.88.230 and Ordinance SCC 2020-05, establishes the maximum occupancy of each approved short-term rental. In addition to the property owner and other long-term occupants, between the hours of 10:00 p.m. and 6:00 a.m., daily occupancy is limited to a maximum of three guests, excluding children under sixteen years of age, per approved bedroom offered for rent. Between the hours of 6:00 a.m. and 10:00 p.m., daily occupancy is limited to a maximum of five guests, excluding children under sixteen years of age, per approved bedroom offered for rent. Vacation Rentals are not permitted in any temporary, portable, or other type of structure not approved by the County for permanent occupancy, including but not limited to guest houses, tents, yurts, and RVs. All advertising for the Vacation Rental must include the Vacation Rental permit number, the number of County-approved bedrooms, the maximum occupancy, and the transient occupancy tax number. The County-approved bedroom count is stated on the face of the issued permit. The property must meet all applicable building, health, fire and related safety codes and pass annual fire inspections.
Exceeding posted occupancy is a violation of SCC Section 17.88.230 and the issued Limitations on Use. Operators in violation are subject to enforcement under SCC Subsection 17.88.230.I and to all legal remedies available to the County. Under Shasta County Code Section 1.08.010, repeat violations within any 12-month period escalate to misdemeanors carrying up to one year in county jail and fines up to $1,000.
