Under Development Code Section 5.03.363(I), the dwelling unit's occupancy during a short-term rental, including the host, other residents, and guests, shall not exceed two times the number of bedrooms in the dwelling unit. A single dwelling unit is limited to two groups of any number concurrently, or two concurrent booking transactions. All advertising must display the current valid permit number, a street-view photo of the front of the house, and the maximum number of guests based on this occupancy limit. The number of bedrooms is documented at application via a County Assessor record. Un-hosted stays (where the host is off-site) are limited to a total of 90 days within a calendar year at the same dwelling; hosted stays are not limited. No events, including conferences, weddings, fundraisers, or any commercial events, may be held at a short-term rental.
Exceeding the occupancy or two-group limits is a violation of the chapter, drawing administrative civil penalties of $1,000/$2,000/$3,000 per Section 5.03.363.K, with two violations in one year triggering immediate permit suspension under subsection (F).
