Dothan, AL Short-Term Rentals: Short-Term Rental Parking Rules (2026)

City Code § 114-188 treats parking differently for Dothan's two short-term rental categories. For an owner-occupied short-term residential rental (STRR), § 114-188(a)(7) allows only one additional vehicle at the residence, and requires the host to collect the make, model, and year of guest vehicles and disclose that information to city representatives on demand. That vehicle limit works alongside § 114-188(a)(6), which already bars an STRR from creating parking or maneuvering issues that interfere with a neighbor's quiet enjoyment of a residence. For a non-owner-occupied short-term commercial rental (STCR), the rule is different: § 114-188(b)(9)f, one of the fixed conditions the Board of Zoning Adjustment attaches to every STCR special exception, requires simply that off-street parking shall be provided, without specifying a vehicle count, while § 114-188(b)(7) repeats the same guest-vehicle information-collection duty found in the STRR section.

Both categories require a host or contact person to be reachable 24/7 and to respond within an hour, and to give guests that contact information at check-in, under § 114-188(a)(15) and (b)(6), which ties directly into how parking and vehicle complaints get resolved on the ground. Because the STCR parking condition is one the Board of Zoning Adjustment cannot vary once granted, failing to maintain the required off-street parking is treated as a breach of the special exception itself, not merely a parking-code infraction.
