Edison has not codified STR-specific parking caps. Guest parking at a short-term rental is governed by the general Chapter 7 (Traffic) restricted-street, overnight, and weight-class rules and by the Chapter 37 (Zoning) off-street parking minimums applicable to the underlying dwelling. RVs, campers, boats, and commercial vehicles over four tons are restricted on residential streets under Chapter 7 and can be towed. Operators should confirm with the Edison Planning and Zoning Division that off-street parking on the lot satisfies Chapter 37 for the guest count proposed.
Edison's parking framework has two parts that apply to a vacation rental. First, Chapter 7 (Traffic) of the Code, amended through Ord. O.2244-2025 (February 26, 2025), governs on-street parking. It empowers the Township to designate restricted streets, sets weight-class and overnight restrictions, and prohibits parking of RVs, campers, recreational vehicles, boats, trailers, and buses over four tons on residential streets during restricted hours; vehicles in violation are deemed a nuisance and may be towed at the owner's expense. Chapter 7 also incorporates the New Jersey Title 39 motor-vehicle code, which controls fire-hydrant clearances, hash-marked zones, and driveway-obstruction violations. Second, Chapter 37 (Zoning) requires every dwelling to provide off-street parking at a minimum ratio that varies by zone and dwelling type (typically two off-street spaces per single-family dwelling in residential zones, with additional spaces required for multi-family). An STR that adds non-resident guest vehicles does not get a Chapter 37 carve-out from those minimums; if the operator routinely hosts more vehicles than the lot can park off-street and overflow vehicles park on a Chapter 7 restricted street, the citation runs against the vehicle owner and the operator's Chapter 17 rental-license file. Operators should request a Chapter 37 zoning verification from the Edison Planning and Zoning Division (732-248-7241) confirming both that short-stay rental is a permitted use and that the lot's off-street parking satisfies the minimum for the maximum guest count contemplated. The Township has not adopted a separate STR parking-permit program.
Chapter 7 parking violations are enforced by Edison Police and the parking-enforcement bureau through tickets and tows; the chapter authorizes penalties up to $50 or 15 days under the standard traffic-ordinance maximum, plus tow and storage costs paid by the vehicle owner. Pattern overflow parking on restricted streets that is traceable to a registered STR can be referred by the Division of Health to the Chapter 17 rental-license file and considered at renewal or at the next Rental Re-Occupancy Inspection. Operating a dwelling with insufficient off-street parking for its actual use is a Chapter 37 zoning violation enforceable by the Zoning Officer with notices of violation, Municipal Court fines, and potential injunctive remedies in Superior Court.
