Edison has not codified STR-specific quiet hours. Short-term rental guests are bound by the general noise ordinance at Code Chapter 12, Β§12-27, which was approved by NJDEP on December 20, 1991 and sets a 50 dBA nighttime limit between 10:00 p.m. and 7:00 a.m., and by the Β§12-27.7 weekend amendment, which restricts noise-generating activity on Saturdays and Sundays to the 9:00 a.m. to 8:00 p.m. window. Chapter 10 (Police Regulations) layers a separate prohibition on disturbances, loud language, and disorderly conduct audible beyond the confines of the property.
Because Edison has no STR-specific decibel schedule, noise at a short-term rental is enforced under the same provisions that apply to any other dwelling. Code Chapter 12, Β§12-27 (the Township Noise Ordinance, approved by the New Jersey Department of Environmental Protection on December 20, 1991 under the state Noise Control Act, N.J.S.A. 13:1G-1 et seq.) sets a 50 dBA limit at receiving property lines between 10:00 p.m. and 7:00 a.m. The 2021 amendment at Β§12-27.7 added a Saturday and Sunday restriction limiting most noise-generating activity to the 9:00 a.m. to 8:00 p.m. window; that amendment was adopted in response to weekend construction and event-noise complaints and applies regardless of the residential or commercial character of the source. Chapter 10 (Police Regulations) layers an independent prohibition: no person shall make, aid, or assist in any riot, breach of the peace, or disturbance, be guilty of disorderly conduct or open drunkenness, drink intoxicating liquors in open streets or quasi-public places, utter loud, offensive, or indecent language in public or quasi-public places, or make improper noise or utter such language on private property so that it is audible to the public beyond the confines of the private property. Edison Police respond to active party disturbances; persistent or pattern noise from a registered rental can be referred by the Division of Health into the Chapter 17 rental-license file for use at renewal or in any Rental Certificate of Approval decision.
Noise-ordinance violations under Β§12-27 are prosecuted in Edison Municipal Court with a first-offense fine in the $25-$250 range under the chapter and a $200 minimum on subsequent offenses up to the Chapter 1 Β§1-5 maximum. Chapter 10 disturbance violations and disorderly-conduct violations are separately enforceable through on-scene citations by Edison Police. Repeated complaints at a rental address can result in the Division of Health denying renewal of the Chapter 17 rental license or refusing to issue a Rental Certificate of Approval at the next re-occupancy inspection.
