Folsom STRs must provide sufficient on-site parking for all guests; on-street parking cannot be used to meet the requirement. House rules must disclose parking locations and prohibit blocking neighbors' driveways or mailboxes.
Folsom requires that all STR guest vehicles fit within the property's driveway and garage. The number of vehicles cannot exceed the permitted on-site parking spaces, and the permit application must include a site plan showing available spaces. Overflow parking on the street is discouraged and may violate the STR permit if it creates neighborhood congestion. RVs, trailers, and boats belonging to guests are generally not permitted at STRs in single-family zones. Many Folsom HOA-governed communities (Empire Ranch, Broadstone, Russell Ranch) have stricter parking CC&Rs that override the city minimum. House rules must be provided to guests in writing and posted inside the unit.
Violation of STR parking conditions: $250 first, $500 second. Three violations in 12 months contribute to permit revocation.
