Nashville, TN Short-Term Rentals: Short-Term Rental Parking Rules (2026)

Every short-term rental permit in Metro Nashville, owner-occupied or not, must meet the off-street parking standard set in Metropolitan Code of Laws § 17.20.030, the same table used for other residential uses in that zoning district. On top of that baseline, § 6.28.030 adds an STR-specific restriction: no recreational vehicle, bus, or trailer may be visible on the street or on the property in conjunction with the STRP use. The Department of Codes Administration enforces both the permit and this restriction, and violations count toward the three-documented-violations threshold that can trigger permit revocation by the zoning administrator.
