Pismo Beach, CA Short-Term Rentals: Short-Term Rental Parking Rules (2026)

The Pismo Beach Municipal Code prints the parking standard twice, as § 17.113.070 F in the 1983 Zoning Ordinance and § 17.09.070 F in the 1998 Zoning Code, with the same bedroom schedule and the same placement rules.

The requirement is tied to bedrooms provided for rent. One bedroom needs a minimum of 1 on-site parking space, 2 bedrooms need 2, 3 to 4 bedrooms need 3, and 5 or more bedrooms need 4. Required parking must be in a garage or on a driveway. Tandem configurations are acceptable, and street parking is not counted toward the requirement.

What counts as a bedroom is defined in § 17.113.020 A: a room primarily used for sleeping, no less than seventy square feet, with a minimum horizontal dimension of no less than seven feet on any side. Before issuing a license the city inspects the property to confirm bedroom count, on-site parking, and applicable safety standards, and it can re-inspect on complaints with forty-eight hours' advance notice when interior access is needed.

The licensing chapter adds operating rules. Section 5.22.120 B requires the minimum number of off-street spaces to be available at all times and says renters shall use the off-street parking provided. The notice posted inside the rental must state the maximum number of vehicles allowed to be parked on-site, and any advertisement must include the license number, the approved number of bedrooms, and the required on-site parking spaces. Section 17.113.070 I also says vehicles used and traffic generated by the rental shall not exceed normal residential levels.

Pismo Beach uses two adopted zoning codes. The city's Zoning and Land Use page states that properties inside the Coastal Zone are regulated by the 1983 Zoning Code, and properties outside the Coastal Zone are regulated by the 1998 Zoning Code.
