Loudoun County, VA Sign Regulations: Garage Sale Signs (2026)

Loudoun County Revised 1993 Zoning Ordinance §5-1200 treats garage sale signs as temporary noncommercial signs. Rules: (1) Size: maximum 4-6 sq ft per sign face in residential zones. (2) Placement: allowed on private property with owner permission only. NOT allowed in public rights-of-way, on utility poles, traffic sign posts, street lights, or public property — Virginia Code §33.2-1224 prohibits unauthorized signs in VDOT right-of-way; Loudoun enforces via Ord. §5-1200 and routine VDOT sweeps. (3) Quantity: typically 3-5 directional signs permitted off the sale property to direct shoppers, placed on other private property with consent. (4) Duration: signs may be posted 24-48 hours before the sale and must be removed within 24 hours after the sale ends. (5) No county permit required for residential garage sale signs. Signs posted in VDOT right-of-way on major corridors (Rt 7, 15, 50, 28, 9, 267 toll road) are removed by VDOT or county code enforcement — signs may be fined $25-$100 per occurrence. HOAs in Brambleton, Broadlands, Ashburn Village, Lansdowne, and One Loudoun typically have restrictive sign covenants: some allow only community-wide sale signage at designated locations; others require approval or limit signs to the sale property itself. Incorporated towns (Leesburg Town Code §26) have similar sign rules. Signs must not obstruct sight distance at intersections or driveways (§5-1200.E).
