Coral Gables enforces strict pool safety under Florida Statutes 515.27-515.35 and Zoning Code Section 5-108. All residential pools require at least one approved safety feature and a protective barrier. The Board of Architects reviews pool enclosures visible from streets, and all construction must meet HVHZ wind load standards.
The City of Coral Gables requires all residential swimming pools to comply with the Florida Residential Swimming Pool Safety Act (F.S. 515.27-515.35) and Zoning Code Section 5-108(E) and (F). Every residential pool must have at least one approved safety feature: a pool barrier meeting code, an ASTM F1346 safety cover, UL 2017 exit alarms with minimum 85 dB rating, or self-closing doors with latches at least 54 inches above the threshold. Unless entirely screened, pools must be surrounded by a protective wall or fence at least four feet in height. Where a pool is visible from a street, a four-foot wall is required between the street and pool. Pool barriers must comply with Section 5-400 wall and fence standards and require Board of Architects approval. All pool construction requires a building permit from Development Services at (305) 460-5235.
Pool safety violations are enforced by Code Enforcement at (305) 460-5216. Failure to maintain required safety barriers results in code violation notices, fines, and mandatory corrective action. Unpermitted pool construction carries additional penalties for building code violations.
