Coral Gables amended its Zoning Code to require 2% of off-street parking spaces be dedicated to EV charging stations for developments with 20 or more parking spaces. Residential multi-family and mixed-use projects with 20 or more units must also provide EV charging infrastructure.
The City of Coral Gables adopted zoning amendments requiring electric vehicle charging stations as part of its sustainability initiatives. All new commercial development projects requiring 20 or more off-street parking spaces must dedicate at least 2% of those spaces to EV charging stations. Multi-family residential developments, mixed-use developments, and hotel developments with 20 or more units must provide appropriate voltage and electrical infrastructure for EV charging opportunities. Single-family residential homeowners may install private EV chargers on their property subject to standard building permit requirements and electrical code compliance. Under Florida Statutes Section 718.113, condominium associations may place reasonable restrictions on EV chargers but cannot prohibit installation or significantly increase costs. The city operates one of Florida's largest government EV fleets as part of its broader greenhouse gas reduction program.
Failure to include required EV charging infrastructure in new developments may result in denial of building permits or certificate of occupancy. Existing EV stations must be maintained in working condition as part of the development's parking compliance.
