Homestead allows installation of home EV charging stations with proper electrical permits. Florida law (FL Statute Section 718.113) protects EV charger installation in condos and HOA communities. Level 2 charger installations require electrical permits from the Building Department. The city has limited public charging infrastructure compared to urban Miami-Dade.
Homestead residents can install electric vehicle charging stations at their homes with an electrical permit from the Building Department at (305) 224-4400. Level 1 chargers using standard 120V outlets generally do not require permits. Level 2 chargers (240V) require an electrical permit and inspection to ensure the panel can handle the additional load. Florida Statute Section 718.113 and Section 718.3026 protect condominium owners' rights to install EV charging equipment and prohibit unreasonable restrictions by condo associations. Similarly, FL Statute Section 720.3075 protects HOA homeowners' EV charger installation rights. Running charging cables across sidewalks or public rights-of-way is not permitted for safety reasons. Public charging stations are available at some locations in Homestead but the infrastructure is still developing compared to northern Miami-Dade. New commercial and multifamily developments may be required to include EV-ready parking spaces under updated building codes.
Installing a Level 2 charger without an electrical permit can result in building code violations and fines. HOAs that unreasonably restrict EV charger installation violate Florida statute. Contact the Building Department at (305) 224-4400.
