Homestead requires vehicles to be parked on paved driveways or designated parking areas. Parking on grass, dirt, or unpaved surfaces is prohibited. Driveways must be maintained in good condition. Front yard parking is limited to approved paved areas. Driveway expansions may require a permit from the Building Department.
Homestead's code requires all residential parking to occur on paved surfaces β concrete, asphalt, pavers, or other approved materials. Parking on grass, dirt, gravel, or other unpaved surfaces in the front yard or swale is prohibited. Driveways must be maintained in good repair without large cracks, potholes, or deterioration that creates safety hazards. Expanding an existing driveway or adding a new parking pad requires a building permit from the Building Department at (305) 224-4400 to ensure proper drainage, setbacks from property lines, and compliance with lot coverage limits. The maximum allowable impervious surface coverage varies by zoning district. Circular driveways and additional parking pads must meet front setback requirements. Vehicles parked in driveways must be operable and currently registered β inoperable vehicles are subject to abandoned vehicle enforcement.
Parking on unpaved surfaces carries fines of $50 to $250 per violation. Unpermitted driveway expansions face building code violations and potential removal orders. Contact Code Compliance at (305) 224-4800.
