Summary
Forsyth County bans dumpsters in every residential district except for multifamily communities or short-term construction and demolition use. UDC § 16-4.12 caps a dumpster holding putrescible waste at 30 days on-site and one holding inert debris or construction and demolition waste at 90 days, and every dumpster must be screened from view of all property lines.
16-4.12 Dumpsters. Dumpsters shall be prohibited in all residential districts, with the exception of those serving multifamily communities, or under any of the following circumstances: (A) The dumpster is on-site for thirty (30) days or less when containing putrescible waste, (B) The dumpster is on-site for ninety (90) days or less when containing inert debris or construction and demolition waste, (C) The dumpster is associated with an active building permit or land disturbance permit, (D) The dumpster is screened from view from all property lines. The number of days a dumpster is on-site shall not reset based on relocation of the dumpster to another portion of the property or removal of the dumpster for a period of less than ninety (90) days.

Full Breakdown
12 of the Unified Development Code starts from a blanket prohibition: dumpsters are not allowed in residential zoning districts at all, with a carve-out for those serving multifamily communities. Outside multifamily properties, a dumpster can still sit on residential-zoned land only under narrow, time-limited circumstances. A dumpster containing putrescible waste, ordinary household or food garbage, can stay on-site no more than 30 days. One holding inert debris or construction and demolition waste gets up to 90 days. A dumpster tied to an active building permit or land disturbance permit is also allowed for the life of that permit.
In every case, the dumpster must be screened from view from all property lines. The code closes an obvious loophole: the clock on those 30- and 90-day limits does not reset just because the dumpster gets moved to another spot on the same property, and removing it for less than 90 days doesn't restart the count either. In non-residential districts the outright ban does not apply, but the placement, screening and time limits still govern any dumpster tied to construction, demolition, or ongoing waste generation on residentially zoned land within unincorporated Forsyth County.
Violations & Fines
Keeping a dumpster in a residential district beyond the 30-day putrescible-waste or 90-day construction-debris limit, leaving one unscreened from a property line, or relocating a dumpster to reset the clock all violate § 16-4.12. Forsyth County code enforcement can cite the property owner and require removal of a noncompliant dumpster; because the section sits in the Unified Development Code's supplementary use regulations, a persistent violation is treated the same as any other zoning noncompliance.
