Sunrise requires replacement so there is no net loss of tree canopy at maturity. Category 1 trees count as 300 sq ft of canopy, and at least 50% of replacements must be Category 1. Single-family and nuisance-tree removals are 1-for-1.
Under Sec. 16-172(f), trees removed and not relocated must be replaced so that, at maturity, there is no loss of canopy coverage. Replacement is measured by canopy area: a Category 1 tree equals 300 square feet, Category 2 equals 150, Category 3 equals 100, and a Category 4 palm equals 50. At least half of replacement trees must be Category 1, and native canopy must be replaced with native trees. Single-family residences and nuisance trees follow a simpler one-for-one standard, with single-family replacements at least 9 feet tall. Where a site cannot fit the required trees, a contribution is paid into the city reforestation account. Development removals require an added 50 percent, and unlawful removals trigger mitigation.
Failing to plant required replacements or pay the reforestation contribution: enforcement under City Code Sec. 1-15. Replacement trees carry a one-year maintenance guarantee; dead trees must be replaced within 60 days.
