Under the Land Development Code (LDC Sec. 3.6.1), an ALU/guest home may be attached or detached, must be architecturally compatible with the main house, and requires architectural drawings plus a surveyor's plat. Only one ALU is permitted per conforming lot. Maximum air-conditioned size is the lesser of 60% of the primary structure or, on lots under 1.0 acre, 1,000 sq. ft.; lots of 1.0 acre or more have no square-foot cap. ALUs meeting these standards are not counted toward density. Inside Kissimmee or St. Cloud, the city's ADU rules govern instead.
