Owner occupancy on the primary unit is required only for Junior ADUs, not for standard ADUs permitted after 2020. Setbacks are four feet side and rear for most detached ADUs. Parking is not required if the ADU is within one-half mile of public transit or in a historic district. Impact fees are waived for ADUs under 750 square feet. ADUs can be rented for 30 days or more; short-term rental of ADUs under 30 days is typically prohibited by state law.
