Under LA County Code Β§22.140.640 and state law, no replacement parking is required when an existing garage is converted to an ADU or JADU. The existing garage's footprint and setbacks are preserved; any added square footage must meet 4-foot side and rear setbacks. A JADU created in an attached garage is capped at 500 sq ft and must be within the walls of the primary single-family dwelling, with owner-occupancy of either the primary or JADU required and recorded by deed restriction. On multifamily lots, conversion ADUs may be created within non-livable spaces of an existing building up to 25% of the existing unit count. Conversions still require an LA County building permit, must meet the California Residential Code (ceiling height, egress, light/ventilation, smoke and CO alarms, fire separation), and in Castaic's WUI areas must use ignition-resistant materials under Chapter 7A.
Converting a Castaic garage to habitable space without a building permit is a violation of LA County Code, subject to stop-work orders, fines, and required after-the-fact permits or restoration. Non-Chapter 7A construction in fire-hazard zones may also be cited by LA County Fire.
