Bonita Springs, FL Accessory Structures: Shed & Carport Rules (2026)

Section 10-94(c) is the only shed-specific rule in the Bonita Springs City Code, Volume I. It sits in Chapter 10, Article III, Division 3, the Bonita Springs Property Maintenance Code, and says accessory structures, including sheds, shall be structurally sound and maintained in good repair. It adds one operating rule: sheds shall be secured pursuant to the manufacturer's requirements when they are not in use. That ties anchoring and securing to the maker's instructions rather than to a figure chosen by the city.

The duty falls on the landowner. Section 10-92(c) defines landowner as the property owner as used in F.S. § 162.06, and adds that a tenant or other person can be treated as the landowner when it can be documented that they have control and rights to use the property from the owner. Code enforcement can cite any alleged violator with the property under their control. Section 10-92(b) states that the maintenance standards are supplemental to the Land Development Code, so shed size, height and placement limits are set there, in a separate volume not quoted on this page.

The building permit side is only partly settled by the city's own text. Section 10-21 amends Florida Building Code Section 105.2 to exempt two non-commercial accessory structures on residentially zoned property: a car cover under 200 square feet and under ten feet in height, and a garden or yard trellis under 200 square feet and under 12 feet in height. Sheds are not named in that list. The section also requires accessory building or structure setbacks to be observed and says these exempt structures must not include electrical or plumbing.

Storage around a shed is policed separately. Section 10-94(b) bars outdoor storage of equipment, materials and furnishings not designed for use outdoors, such as automotive parts and tires, building materials and interior furniture, except in compliance with chapter 4 of the Land Development Code. Section 10-94(a) restricts storage of materials or equipment on vacant property except as the property maintenance code, chapter 4 of the Land Development Code or an active building permit allows.
