Farmersville, TX Accessory Structures: Shed & Carport Rules (2026)

Section 77-66(c) of the Comprehensive Zoning Ordinance, re-enacted by Ordinance No. 2018-0508-001 and last amended by Ordinance No. O-2021-0323-002, governs where a homeowner may put a shed, detached garage or carport. Carports and detached accessory buildings, other than garages, cannot sit closer than three feet to any side or rear lot line, and a detached building enclosed on three or more sides must stay at least ten feet from the main house. A garage entered from an alley needs a 20-foot setback from the alley lot line.

No accessory building may go in a required front yard, in an easement or right-of-way, or in a side yard setback where that side lot line abuts a street. Height is capped too: a detached accessory building located in a required rear or side yard cannot exceed ten feet at the top plate, and if it sits closer than ten feet to the rear or side lot line, the owner must build a six-foot solid fence or wall along that line to screen it, though no screening is required at a carport's point of entry.

Carports get their own rule under subsection (d): they may shelter no more than three vehicles, cannot exceed 24 feet on their longest side, cannot exceed ten feet in height at the top plate, and are prohibited within the front yard setback. Attached accessory buildings instead follow the rules that apply to the main house under section 77-52.
